Appraisal reviews "must decide whether the appraisal or evaluation is fitting for the transaction, the risk of the transaction, and whether the manners by which the collateral valuation is collected ensures independence and quality," as stated by the Federal Reserve. Moreover, they "should denote whether the appraisal or evaluation report is compatible with the letter of engagement, which describes the scope of the appraisal assignment." Lastly, the Federal Reserve says that "some banks supplement typical reviews with post-funding evaluations of appraisal quality for any of their high-risk or higher-value transactions as a method to help in discovering valuation dilemmas."

In addition to adjusting our work to the procedures and guidelines of our review customers, there are four Fannie Mae forms that are usually used for review services, and we'll prepare an appraisal review on any one of them. They include an appraisal "desk" review, a "field" review, a "short" form and a "narrative" form. Here at Bain & Associates, Inc., we're trained in all types of appraisal reviews, review practices and the requirements of review appraisers.

Bain & Associates, Inc. is aware of what amounts to a quality appraisal and what the greatest deficiencies are, particularly in our home market. In the same sense, we're amply skilled to acknowledge that our competition in our market are capable of doing a great job. The Uniform Standards of Professional Appraisal Practice (USPAP) govern appraisal reviews and appraisal reports, and you can rely on us to lawfully valuate appraisal reports carried out by others. And those others might be studying our work, too!

You can trust Bain & Associates, Inc. for our truthful judgment, because we offer professional, impartial, ethical appraisal review services for our clients. Contact Bain & Associates, Inc. to learn more about our qualifications, expertise and services offered.
