Bain & Associates, Inc. Real Estate Appraisers is second to none when it comes to technology
At Bain & Associates, Inc. Real Estate Appraisers, technology is the name of the game. We're great at making appraising look easy and we think a big part of it is our ability to understand how to use the newest tools. We use the latest technology around to bring you high quality, accurate appraisals.
If you asked a typical group of appraisers, most would agree that appraising is more complicated than it used to be. We offer the highest quality appraisals, and cutting corners goes against our core values. Therefore, we've simply optimized our routine processes to do more in less time. We strive to be the very best, and we've found that using the very latest in new technology allows us to provide more accurate reports in less time and the very best in customer service.
Innovating the Ordering Experience
Years ago, the majority of orders arrived via fax and were confirmed with phone calls once we arrived at the office. It might be hours before a client even knew if we could do the order. Things are quite a bit different now and when an order is placed on the site, we get a text message on our phones. We often log into this site from the field and send back an e-mail confirmation – including the time and date for the inspection if we've been able to talk to the occupant.
When you order from Bain & Associates, Inc. Real Estate Appraisers you can expect us to be concerned about your deadlines. We aim to reduce waiting between communications since the speed at which we get things done directly effects your bottom-line. Through features on this website, we can actually reduce the amount of time needed for your appraisal.
Data Gathering Tools
Gathering the data for an appraisal is an intensive process. We spend a lot of our time collecting the facts on the subject property and the local market data and trends. Once again, technology has stepped in to help Bain & Associates, Inc. Real Estate Appraisers.
We've learned that taking notes regularly, using pencil and paper, generally takes longer since we we have to enter everything back in at the office. Don't be surprised to see us with a tablet PC or collecting data using a program created for our phones that even lets us sketch a floorplan right on site. And instead of using an outdated tape measure, more and more appraisers are starting to use laser measuring devices that are quicker, more accurate, and can get into places that normal tape measures have always had problems with.
All of this technology ensures that the final report is as thorough and conclusive as possible. This benefits both you and us by necessitating less time for call-backs and revisions. Our goal is to save you time and money.
Appraisal Report Delivery
At a very minimum, you can expect us to deliver your final report electronically as a PDF. Most of our clients prefer e-mail because we're all accustomed to getting attachments like PDFs in our mail. It's a lot better than the old days when everything was on paper. But, we've even been able to innovate report delivery with this website.
Ever lost a file that was sent to you? Or have you ever had an attachment blocked because it was too big? We have the technology to overcome those problems, too. Whenever we send an appraisal, the client is e-mailed a download link to retrieve the PDF. By bypassing email completely we can get around any problems caused by file size. And the download link is good for 90 days. So if you lose the file, you can log back in here and retrieve it again without even calling us or waiting for us to get to a computer so we can send it again.
Bain & Associates, Inc. Real Estate Appraisers makes things easier by using Digital Workfiles
It would probably be easier if appraisers could never have to think about an assignment again after writing and giving it to the client. However, appraisals are employed to show the condition of a property on the inspection date. Therefore, appraisers must keep their reports for 5 years, allowing them to recall any appraisal at any time to either defend the valuation or to be used in other legal proceedings.
To sum it all up, Bain & Associates, Inc. Real Estate Appraisers leverages our experience with technology to improve service. By storing every aspect of the appraisal - notes, sketches, supporting documentation and calculations - along with the appraisal electronically, we can pull up the entire file whenever it's needed and recall exactly what that report was about.
We just wanted to give you a little bit of insight into how we use our technology daily. Using the right tools, along with the appraisal know-how that you've grown to expect allows the appraiser to collect the appraisal data to finish the report faster and more accurately than previously possible.
