Typically, appraising is a long term career. The rigors of becoming a licensed appraiser have become more difficult than ever before. So it goes without question in this day and age that real estate appraisal can certainly be called a profession rather than a trade. In our field, as with any profession, we must follow strict ethical considerations.
An appraiser's main responsibility is to their client.
Normally, for a normal residential appraisal, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has contracted in order to maintain independence.
Appraisers are privy to a lot of data, and like an attorney, can only discuss many of these matters with their client. As
a homeowner, if you want to review an appraisal report, you normally have to get it through your lender.
Other responsibilities include accurate figures appropriate to the nature of the assignment, attaining and maintaining an adequate level of competency and education, and naturally, the appraiser must bear a professional demeanor. Appraisers will often be obligated to consider the interests of third parties, including homeowners, both sellers and buyers, or others. Normally the third parties are specifically defined in the appraisal report. An appraiser's fiduciary duty is limited to those third parties who the appraiser knows, based on the scope of work or other written parameters of the order.

There are also ethical rules that have nothing to do with clients and others. For example, appraisers must backup their work files for at least five years - at Bain & Associates, Inc. Real Estate Appraisers you can rest assured that we stick to that rule.
We demand the highest ethical standards possible from ourselves.
Doing assignments where our fee is dependent on our value conclusion is never an option.
That means we can't agree to do an appraisal report and collect payment on the contingency of the loan closing.
Anyone should be able to see that fabricating a property's value to achieve a bigger fee is unethical!
Finally, the Uniform Standards of Professional Appraisal Practice also describes a violation in ethics as accepting of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" in addition to other situations We follow these rules to the letter which means you can be at ease knowing we are doing everything we can to provide an unbiased determination of the home or property value.
